What is needed to apply for our properties?
Completed Application Form - Each applicant who will be living at the property over the age of 18 will need to submit a separate application. Applications can be filled out online through Go4Rent.com
* If you wish to fill a paper application, please submit a legible Residential Lease Application, (TAR 2003A) version or Authorization to Release Information. It must be filled out completely. Please include this Application Guidelines Form.
• Application Fee - There is a $85 non-refundable fee with each application and paid to Go4Rent.com.
• Proof of Income – Please provide most current two pay stubs showing YTD earnings and/or the previous two year’s individual tax returns to show the annual adjusted gross income. Bank statements for the previous 2 months must be submitted if an applicant is self-employed or proof of funds to cover rent. Please make sure to help the Go4Rent.com staff to complete all verifications.
Copies of Driver’s License
• PLEASE NOTE - We do not consider applications received unless completed application forms, all required supporting documentation, and fees are submitted to Go4Rent.com or to our office at 1801 S. MoPac Blvd Suite 100, Austin TX 78746. Our office hours are 9am-5pm, Monday to Friday. For after-hours, please schedule a time to meet with an agent to pick up the application package.
• Security Deposit – We do not require a security deposit with the application. HOWEVER, the security deposit is due within 24hrs upon approval in MONEY ORDER or CASHIERS CHECK or by electric means acceptable to the landlord.
• Rental History – To expedite the application process, please provide the correct contact information (phone/fax) for current and previous Landlords. Rental history verification is required before approving an application. **Please ensure that you have notified your current property manager (Landlord) of intent to vacate (if they have not, the property manager will not release any information on your rental history)

What is the Lease Policy?
We do not approve applicants with eviction records or felonies. Misdemeanors within 10 years old may also be grounds for denial. Some items with be determined on a case-by-case basis and may be approved to the Landlord at their discretion.
• We require the combined monthly gross income of ALL APPLICANTS to be 3 times the monthly rent. Other factors such as monthly liabilities on mortgage, cars, credit cards, student loans, etc.., can reduce the applicant’s total income.
• We do allow pets, LANDLORDS MAY RESTRICT ANY BREEDS THEY CHOOSE. AGGRESSIVE BREEDS MAY BE ASKED TO HAVE A PET INTERVIEW TO BE ACCEPTED!
SPECIAL INSTRUCTIONS FOR APPLICANTS WITH PETS: Complete & Submit with Application: Pet Agreement Copy of Vet Records, Current Photo of Pets.
• Other reasons for denial includes but not limited to: delinquent accounts with high collection balances, unfavorable rental history (late payments, property damage, lease violations), income shortage, criminal history showing felonies, drugs, violence charges, theft by checks, and domestic violence.
We do not allow smoking inside the property.
