Tenant Selection Criteria

Complete Application,
Anyone over 18 years of age must fill out an application.
Property will stay on the market until lease agreement is signed by all parties and deposit is received.
Copy of DL must be included with application.
Last two months of pay stubs must be included, self employed applicants need to provide two year history of tax returns.
Photos of all pets must be submitted with applications.
Rental Qualifiers:
For Families Income should be 3 times the monthly rent. If any history comes back in a negative way, additional deposit may be required or the application may be denied.
For roommates situations, 4 times the monthly rent or more will be required ,ask the listing agent.
Background:
If there is a criminal background it can not include violence, sex crimes or drug trafficking. No exceptions. No arrests in the last 6 months. Excessive misdemeanors within the last five years may also be grounds of denial.
Credit:
If debt to income ratio is too high, an additional deposit may be required. If there is either poor or insufficient credit history or rental history an additional deposit may be required or the application may be denied. Any judgements or outstanding uncollected debts to a property manager or landlord can result in automatic denial. If there has been a bankruptcy or foreclosure in the last three years, a higher deposit may be required. If applicant is starting a new job a letter or job offer must be included.
If our office receives two or more applications for the same property, we will choose the best qualified applicant meaning other qualified applicants could be turned down.
If/When Approved: Once your rental application is approved in Texas, you will be notified promptly. You will then have 48 hours to submit the security deposit to secure the property. If the deposit is not received within this timeframe, we will continue to consider all other applications without further notice.

To move forward, you must submit the following within 48 hours:
• A signed Residential Lease Agreement (TAR 2001)
• A Pet Agreement (TAR 2004), if applicable
• The security deposit in the form of a cashier’s check or money order, made payable to the Broker
Before receiving the keys, tenants must also provide:
• Utility account numbers showing service has been transferred into their name
• Proof of renters insurance with required coverage
• If applicable, any pet or additional fees must be submitted in separate certified funds payable to the Broker
