Tenant Selection Criteria
INCOME
• Gross household income must be three (3) times the monthly market rent.
o Proof of income such as two (2) most recent pay-stubs, job offer letter, most recent year's tax returns or three most recent bank statements must be provided within seventy-two (72) hours of submitting an application.
o If income is not verifiable, we will review and accept proof of financial worth of at least ten times the monthly rent.
• A guarantor may be obtained in the event the prospect(s) cannot fulfill the income requirement.
o Guarantors must complete a separate application and provide proof of income equaling six (6) times the monthly rent or financial worth of at least thirty (30) times the monthly rent.
o Only one guarantor may be accepted per apartment/lease. The guarantor agreement will need to be renewed each time the lease is renewed.
RENTAL HISTORY
• You must list your last two (2) landlord's information. You must give your current landlord a written Notice to Vacate to the prior processing of your application.
o Current and previous residencies must be verifiable, free property damage, judgments, and unpaid rents.
o A previous breached lease may result in application denial.
• Any applicant with an Eviction or debt to a real estate asset or apartment community will be declined, regardless of length of time sine the debt was incurred unless proof of payment can be verified.
CREDIT HISTORY
Applicants will be screened for credit worthiness. You must have a score over 605 to be considered approved. Conditional approvals are made on a case by case basis.
• Any application determined to be a severe credit risk will be Conditionally Approved with an additional administrative fee and/or deposit requested.
CRIMINAL HISTORY
• Criminal history will be screened for all applicants. Any applicant whose criminal history cannot be verified will be automatically declined.
• Any applicant with a felony charge or conviction within the past seven (7) years, a misdemeanor with the past five (5) year, or any crimes of any age of a sexual or violent nature will be declined.
RENTERS INSURANCE
Renters insurance of at least $100,000 liability coverage is required prior to move-in. There are several providers to choose from.
Approved applicants may be charged a $100 Admin Fee prior to move in. This is one Admin Fee for each lease.
