Tenant Selection Criteria
Rental & Screening Criteria General Requirements:
**All applicants must provide a valid drivers license along with their completed application
1. Completed applications are reviewed in the order in which they are received. All applicants are judged on the same standards – on a first come first serve basis
2. All persons, 18 years or older, must submit a separate application fee of $65.
3. Married applicants must each submit a separate application fee of $65 4. If children of the age 18-22 reside in the home with a parent/guardian and are also a student enrolled in high school, college, university or trade school, they must also submit a separate application and submit $35 application fee for background check.
5. $100 Admin fee due within 1 day of approval
6. Roommates must apply and qualify individually.
7. No co-signers will be accepted.
8. All applications must be filled out completely (all blanks completed) and signed by the applicant.
9. Application fees are not refundable for any reason.
10. Separate cashiers checks or money orders are required for each of the following fees/payments:
• Application fee – due at time of submitting application
• Security Deposit – Due within 1 business day after approval
• First month’s rent – Due no later than move-in day
• Pet Deposit – If any, due not later than move-in day 10.
You must be a permanent employee (not temporary or probationary). If you are active duty, you must be on assignment that, to the best of your knowledge, will allow you to complete an initial 12 month lease. A copy of your military orders and LES must be provided with the application. Income Requirements:
1. Applicants must have an income of a minimum of three times the rent in gross monthly income.
2. Roommates (anyone not legally married) must qualify Separately.
3. Income must be verifiable through paystubs, employer contract, tax records, and/or bank statements. Please provide (2) most recent pay stubs.
4. If you are self-employed, Please provide a copy of current and previous tax returned filed with IRS and two most current bank statements.
Rental History:
1. Applicants are responsible for providing information including the names, addresses and telephone numbers of landlords with dates of tenancy for the previous 5 years.
2. We accept base housing as Rental History.
Credit Requirements:
1. To determine satisfactory credit worthiness, we obtain a report for a credit- reporting agency.
2. Credit score must be a minimum of 600 for each individual adult named on the lease.
3. Occasional Late payments on Credit cards or revolving credit of no more than 30-59 days subject to approval.
4. Payments past due 60 days or more in the last 24 months may cause for denial of application.
5. We must deny approval if you have filed bankruptcy or foreclosure within the last 12 months.
6. Outstanding debt to any property management company or landlord may result in denial of your application, including any judgements or collections activity. Background check:
1. We conduct an authorized criminal background check on all applicants as a part of the application process.
2. Your application may be denied if you, or another applicant, have unacceptable criminal history which, at the discretion of the owner may endanger other residents. Applicant may be denied if any or all of the following does not meet our requirements: Criminal History Previous Rental History Current Income Credit History Failure to provide accurate or complete information on the application form. We do not rent to any person required to register as a sex offender. Completed applications are processed in the order in which they are received in the office and will not be processed without all necessary paperwork, funds and or documentation. If we are unable to verify your information within 3 business days, or if you falsify any information on the application, we will deny the application. If misrepresentation are found after the lease contract is signed , the lease will be terminated.
**If application is approved, security deposits are only accepted through Go4rent.com. After submitting the deposit, the lease must be signed within the next business day. This property is a smoke free property and do not permit smoking inside. Only Assistance animals will be accepted for this property. Application Fees, Pet Fees are non-refundable
Residents are required to purchase and maintain renters insurance for the length of the lease.
