Tenant Selection Criteria

The landlord determines the selection criteria and application process and reserves the right to choose who he believes is the best applicant for the property. Here are a few general guidelines regarding the type of information you would need to provide for your application and what the landlord would be looking for:
•Copies of valid photo ID
•2-3 months of pay stubs or 2-3 years tax returns if self employed
•last two addresses where you leased or owned and contact information for the owner/property manager including phone and email
•current address information
•employer address, phone, and email
•Gross monthly income of at least 3X the monthly rent amount and a reasonable amount of debt to income
•Preferably a credit score of 580+
•There will be a full background check including credit, finances, residence, employment, and criminal history
•No more than two occupants per bedroom
•Only one small non-aggressive cat or dog subject to owner's approval.

Everyone over the age of 18 who will occupy the home must complete an application and will typically need to qualify on their own merit. The application fee is $85 per person. The Landlord may accept cumulative income for qualification if the tenants are directly related but unrelated roommates would need to qualify independently. If the candidate is unable to qualify based on their personal income but has someone willing to co-sign to help them qualify, the co-signer will also need to pay an application fee and complete an application. There is a security deposit equal to one month's rent due at lease signing. Applicant will need to begin the lease within a few weeks of acceptance and will need to pay the full first month's rent before moving in.
