Tenant Selection Criteria
Completed Application: one application packet for each applicant 18 yrs or over. All adults must complete an application and pay application fee.
A copy of Driver’s License or Government Issued ID
Verifiable income equal to at least 3 X the monthly rent and supported by copies of the most recent month’s pay stubs with Year to Date. If self-employed, use income tax returns and the last 6 months bank statements.
Minimum 2 years of verifiable positive rental or mortgage history with no late pays, foreclosures, evictions, broken leases and contact information for past landlords
Minimum 2 years of continuous work history ( or Income History if retired, trust fund, etc.), and contact information of employers .
If you are relocating to the Austin area, you will also need your offer letter with salary information and start date for the job here or a transfer letter from your current employer showing you will be employed here.
Clean criminal history, with no felonies or other convictions as verified through a criminal background check
Good credit as verified through a credit check. (Typical minimum credit score of 620 though some landlords will require higher. ) If you have a slightly lower credit score, you may still be able to rent depending on multiple factors such as type and age of delinquent accounts or collections. some landlords will require a double deposit.
If pets are part of your family and accepted by landlord, please include a photo of your pets with your application package. Some breeds, weight of pet or number of pets, may be restricted. Please discuss with listing agent first. A pet liability policy in addition to Renters Insurance is required.
