Tenant Selection Criteria

Please review the qualification criteria carefully. Upon approval, the applicant must pay deposit + first mo. rent and sign the lease within 48 hours. Property won't be hold more than two weeks of property being available or application being accepted.

Credit Requirements: A credit check will be performed on each applicant over 18 years of age. Good Credit (620+). We use the third party who provide us credit report with FICO score. Approval decision will be based upon the information obtained from that report. There might be some exception for medical bills and student loans but may require an extra deposit.

Rental History: Two years of verifiable mortgage or rental history is required. Rental history must be with a management company or unbiased landlord. (Family and friends do not count as an unbiased landlord) Applicants must have an acceptable payment history with no evictions, lease violations, or any past due to balances to any property owner or apartment complex or property management company.

Income Requirements: Applicant’s gross monthly income must be equal or greater than three times the monthly rent. Joint income ONLY considers for a married couple. If not married, everyone’s income must be equal or more than three times the rent. Proof of income is required; please see checklist for acceptable forms of proof of income.

Criminal Background Check: A criminal background check will be done on each person over 18 years of age by using the information provided in your application. Manager’s decision to lease the property to the applicant may be influenced by the information contained in the report.

Failure to provide accurate information in application, falsification of information, or unverifiable information or incomplete information may result in your application being denied.
