Employment:
A single tenant or a married couple living together: The total verifiable income must be at least 3 times the monthly rent. Multiple tenants or roommates: Each tenant must make a verifiable income of at least 2 times the monthly rent.
Verification of Income:
Applicants should provide last 30 days of pay stubs and/or last year's tax return. New hires must provide letter of employment stating start date and income on company letterhead.
Guarantee of Lease:
The total verifiable monthly income of Guarantor must be at least 6 times the monthly rent. Guarantor must provide last 2 months pay stubs and/or last year's tax return as proof. Bank statements showing a balance of at least 6 times the rent for the entire lease term will also be acceptable. If there are multiple Guarantors, each Guarantor must make at least 4 times the monthly rent.
Rental/Mortgage History:
Each tenant must have at least 3 years rental history and be in good standing with any/all landlords. Any/all late charges, NSF charges, and/or deductions from returned security deposits may be held against you.
Credit History:
Each tenant must have at least 3 years credit history & be in current/good standing with any/all creditors. Any/all past due or late payments reported may be held against you.
Criminal History:
Any/all tenants with a criminal record will be considered on a case-by-case basis and are required to provide a brief description of any/all convictions.
Proper Identification:
Each tenant must provide a valid picture ID before any/all tenants will be approved.
Exceptions to the above:
If any/all of the applicants do not meet any/all of the above criteria, a Guarantee of Lease and/or additional security deposit may be applied to be approved. This is determined on a case-by-case basis.
