Tenant Selection Criteria

Lease term: 12 Month with a Possibility of extension after the inital term.

PROCESSING TIME: 2-3 Business Days from time of application submitted via online portal.

APPLICATION. Each applicant with age 18 years and over must submit a separate Texas Association of Realtors® TXR 2003

IDENTIFICATION. Each applicant must provide a copy of government issued Photo-ID along with the Texas Association of Realtors® lease application TXR 2003.

FEES. Each applicant must pay a $$ as per application fee section in the MLS to Screening firm.

INCOME. All applicants must have a combined verifiable source of income in an amount no less than three (3) times the market rent.

PROOF OF INCOME. If you are a W-2 employee, please provide the last 2-months pay stubs. If you are newly hired, please submit an employment offer/hire letter on the company’s letterhead detailing your start date, gross monthly income and signed by the HR Manager or Supervisor. If you are self- employed, please provide your last 2 years tax returns and P&L statements. When reviewing tax return of self-employed applicant, to determine the income we look at the Adjusted Gross Income

RENTAL HISTORY. All applicants over the age of 18 must have one year of positive rental history. Any rental history indicators, such as unpaid balances to previous landlords and evictions may result in application denial. To speed up the process please request a lease ledger from the landlord and upload it as a PDF o the screening portal provided by the listing agent.

CREDIT HISTORY. We obtain a credit report from a credit reporting agency and evaluate credit and rental history to measure the future rent payment performance. If you know your credit is substandard and any other issues which may impact on your application approval, please
submit a letter with your application explaining the circumstances, and we present along with your application to the owner. Minimum Credit Score of 550+ is required.

RISK MITIGATION FEE: Credit Scores of 550-599 will be charged $75 at Approval and a $10/Monthly Risk Mitigation Fee. A risk Mitigation Fee is required and is not removed due to having a co-signer.

PRORATING RENT CALCULATION: Banker’s month method, assumes a standard 30-day month, divide the monthly rent by 30 to find the daily rent amount.

CRIMINAL HISTORY. We obtain criminal background and eviction reports and your application may be denied due to criminal charges and/or convictions of applicant(s).

EMPLOYMENT HISTORY: We obtain employment background reports from your employer’s provided your W-2 Employee, Majority of the employer have migrated to 3rd Service Providers in such case we need the 4 recent pay stubs and 3 months of most recent full bank statement in PDF format, provided, so that we can match the salary deposit to the bank statement. You are more than welcome to sensor your bank statements as long as the last 4 digits of your account number, names, dates, and payments amounts are visible.

OCCUPANCY. The maximum numbers of residents permitted to dwell shall not exceed two (2) occupants per bedroom. The only exception to occupant limitations is anyone protected as familial status under Federal Fair Housing Guidelines. In this case, we will allow 2 persons per bedroom, plus one additional person in the home.

PETS. A maximum of two (2) pets are a permitted. Aggressive breed dogs, such as, American Pit Bull Terrier, Chihuahua, Chow Chow, Dachshund, Doberman Pinscher, Dalmatian, Jack Russell Terrier, German Shepherd, Rottweiler, Siberian Husky and any such breed mixes are not authorized in our homes. Pet age and weight restrictions vary per unit. Applicants with dogs must show certification of completed behavior class. There is a non-refundable pet fee of $200 for 1st pet, $125 for 2nd per household due at move in. Assistance/Emotional Support Animals there is no Pet Deposit/Fee/Rent in our Unit. Please refer to portal for the cost associated with petscreening.com, Monthly pet fees (Dog/Cats) are $30, $50 or $80 depending on their FIDO Score (Housing-related risk indicator) Pet Screener. FIDO score between 0 - 5 paws. A 5-paw score indicates a potentially lower risk while a 0-1 paw score indicates a potentially higher risk. Pet Rent Guidance: - Score 0-1 is $80, 2-3 is $50, 4-5 is $30. Landlord prefers pets to be spayed or neutered. Birds (Per cage) Small breed $10, Large breed $25, caged pet (per pet) $10, Water Filled Tanks “Fish Tanks” (max 50 gals) $10/10 Gallons

LIABILITY INSURANCE. If lease is executed, all applicants are required to purchase $500,000. Renter’s general liability insurance policy. Please have landlord as an interested party and additional insured on the insurance & provide a copy of it as a proof at time of move-in to the landlord.

GUARANTORS. All guarantors must have a verifiable source of income in an amount no less than six (6) times the market rental rate. If a guarantor is needed, they must meet the entire qualifying criteria as presented above. A guarantor may be accepted in lieu of lack of rental
history, lack or credit, or lack of income. The guarantor must pay an application processing fee, sign the Guarantor Addendum and reside in the United States.

HOUSING VOCUCHERS. We do accept housing vouchers in our houses for lease, prior to apply under housing voucher, please check with your case worker in the respective housing authority if the zip code of the property is covered under the housing authority jurisdiction.
