Tenant Selection Criteria
Resident Qualifying Criteria
An application fee of $85.00 will be paid to Go4Rent.com.
Incomplete applications will delay processing. Please verify the information by including names, phone numbers, area codes, email addresses, and dates.
Provide a copy of each applicant's driver's license.
Requirement Qualifications: Your Gross Monthly Income should be three (3) times the monthly rent amount or greater and verifiable.
Rental History: List your last two (2) landlord's information. Current and previous residencies must be verifiable and free of evictions, judgments, and unpaid rent. Living with a family member is not considered verifiable.
A previously breached lease may result in application denial.
Proof of Income: Applicant must have a verifiable work history of at least two years. Submit four (4) of your most recent pay stubs.
If you are a new hire, submit your hire date, gross monthly income, and signature of Human Resources or Supervisor on the employer's company letterhead. For new hires, bank statements may be requested to verify savings during the work probation.
If you are self-employed, provide income sources (trust fund, government grants) that must be verifiable with bank statements, certified financial statements, or tax returns.
If you feel your credit is sub-standard and you have had issues with bankruptcy or any other issues you think may affect your application, please write a letter with your application explaining the circumstances.
Applicants who do not meet the above criteria MAY qualify on a case-by-case basis by having an increased security deposit.
If animals are allowed, the deposit is $500.00 for the first animal and $250.00 for an additional animal, PLUS a one-time $250 non-refundable fee. Monthly animal rent varies based on the size of the animal.
EX: 2 animals - first animal, $500.00, second animal, $250.00, $750.00 deposit, which is refundable, plus the non-refundable $250.00, total $1000.00.
The landlord DOES NOT operate on a first-in basis, but the BEST qualified Tenant.
The preceding guidelines are meant to reflect the minimum criteria for consideration. Each application's information is verified using credit reports, rental verifications, employment verifications, criminal history reports, public records, or other means available.
If Go4Rent or Heart Realty cannot verify any part of the rental qualifications within (5) business days from the date the application verifications start, the application may be non-approved.
Note: Go4Rent will retain the application fee for processing.
The applicant may be denied Occupancy for the following reasons: falsification of application, incomplete applications, insufficient rental or employment history, criminal history, late payment history, or unverifiable information.
If Heart Realty manages the home, all payments are paid electronically. There is a $1.99 processing fee for each payment the Tenant will pay. The amount is subject to change without notice.
Upon rental approval, the applicant has three days to submit the rental deposit via money orders, certified funds, or electronic transfer. The animal deposit is collected at move-in.
The first month's rent will NOT be prorated.
Landlord Rules & Regulations
Cleaning: Upon termination of the lease, the Tenant (s) will leave the property in the same condition as when they moved in. The property is to be professionally cleaned, and an invoice will be submitted to receive the deposit, less deductions for damages. The Tenant will be charged for professional cleaning if an invoice is not submitted.
The Tenant is still responsible for ensuring all cleaning is complete and will correct any items overlooked by the professional cleaners.
Winter Weather Conditions: Should Tenant (s) leave home during times of potentially freezing weather, Tenant (s) agrees to leave pipes dripping or to turn off the water at the inlet valve near the street or sidewalk. Also, the Tenant (s) agrees to set the heat on the property at a minimum of 60 degrees Fahrenheit and open the under-sink cabinet doors. Tenant(s) agrees to promptly pay the cost of repairs for all calls relating to frozen pipes.
Property Alterations: Tenant(s) will only alter the property with the landlord's written permission, including painting.
Utilities: Tenant(s) will change over all utilities before moving in; Tenant(s) will leave all utilities throughout the entire lease period PLUS one business day.
Tenant(s) Maintenance Provisions:
Air conditioning filters are to be changed monthly.
Amenities: The Tenant is responsible for all costs associated with acquiring pool access or key/card for amenities if available.
Any manuals provided to Tenant (s) will not be removed from the property. A fine of $200.00 will be accessed for removal. (Sprinkler System, Garage, Door, Appliances, HOA)
The landlord does not maintain the following, if available: Garage door opener, water softener, reverse osmosis system, microwave, dishwasher, garbage disposal, fridge, washer, and dryer.
The Tenant(s) will be provided with two house keys. Mailbox keys can be acquired from the local post office at Tenant(s) expense.
Maximum Occupancy - 2 persons per bedroom.
Tenant(s) shall obtain a renter's insurance policy that includes the following minimum coverage:
$100,000 Liability
Owner/Property Management will be named as an additional insured on the policy.
Proof of Insurance must be provided before moving in.
Minimum Move-Out Checklist
Professionally cleaned home and carpets. Provide receipts - if a receipt is not submitted, the cleaning and carpet will be cleaned at the Tenant's expense.
All other floorings should be cleaned appropriately. (Vinyl, tile, hardwoods, concrete)
All ceiling fans should be free of dust.
Blinds should be wiped clean and pulled down.
All baseboards should be clean and dust-free.
All light bulbs should be working - interior and exterior.
Walls: Free of marks and touched up with matching paint. If this is not done, you will be charged for touch-up painting. If you don't have touch-up paint, please contact the landlord.
Kitchen: All drawers, cabinets, pantry, etc., should be emptied and cleaned, and countertops wiped clean. All appliances (oven, stove, refrigerator, and dishwasher) should be scrubbed clean and free of food remnants.
Bedrooms: All closets should be emptied and vacuumed, and shelves should be wiped clean.
Bathrooms: All cabinets shall be empty and wiped clean. Toilets, bathtubs, and mirrors cleaned.
Living Room: The fireplace will be debris-free and mantle dust-free.
Utility Room: shelves wiped clean. If the washer and dryer are present, they should be wiped clean and free of clothes.
Garage: should be empty and swept clean; any spills (oil, last, etc.) should be properly cleaned. Garage door openers should be stored in a kitchen drawer if provided.
Utilities are to remain on and in your name until the end of the lease, plus one business day.
The yard must be mowed, weeded, and edged; the yard to be in the same or better condition as when the property was rented.
Any pet feces must be removed from the yard. Replace any damaged sod or grass.
Replace the A/C filter before moving out with a new filter.
