Tenant Selection Criteria
Identification - A current government issued photo ID is also required. If not US citizen, please provide copy of a visa or work permit valid through the term of the lease.
Sufficient employment history: Applicant must have work history of one year. Employment and monthly income must be verifiable. Please provide two most recent pay stubs or offer letter if new job. Other income sources (child support, employee subsidies, etc.): must be verifiable with bank statements or other suitable documentation.
Income-to-rent ratio: Gross monthly income (before taxes) must be three times the amount of monthly rent.
Pet/Animal screening - ALL APPLICANTS must complete the pet/animal screening at https://exprealtykp.petscreening.com/....even if you do not have a pet, service animal or emotional support animal. This screening ensures that all tenants are aware of our policies and that we are following FHA/HUD/HIPAA regulations. There is no charge for those without pets or for Assistance Animals! All pet owners will need to pay $20-25 fee to register and document their pets.
Credit requirements: A minimum credit score of 620 will be considered for processing. Scores below 620 may be considered with the understanding that an additional security deposit may be required. Applicant must also be able to demonstrate financial responsibility. Excessive delinquencies, collections, outstanding debts, excessive late payments, foreclosures, bankruptcies, liens, repossessions and other credit blemishes may be reasons for additional deposit, denial, or may require a guarantor.
Reliable rental history: Applicant must have at least ONE year of verifiable rental or mortgage history, showing they have successfully owned or rented another property and paid the mortgage or rent on time. Relatives are not accepted as a landlord reference.
The following factors will be considered in denying an application:
• Previous eviction
• Previous property damage
• Previous past due rent or other charges outstanding to a landlord
• History of insufficient funds checks, nonpayment of rent, or excessive late payments
Guarantors/Co-signers - may be considered/required due to shortfalls in income or credit history. Please ask agent for details.
Criminal background: We will check these databases for all occupants 18 years of age and older. We do not rent to any person required to register as a sex offender. Criminal backgrounds involving violent crimes, prostitution, domestic violence and/or involving the possession of weapons or illegal substances are all grounds for denial of an application. An exception may be made for type and or age of offense.

Smoking Policy: This is a “no-smoking” property. No smoking or vaping by tenants or guests in or on the property.
Occupancy Policy: Unless otherwise specified, no more than 2 occupants per bedroom are allowed.
Security Deposit: Must be paid in certified funds within 24 hours once notified of acceptance. Property will be continued to be marketed until security deposit is received AND lease is signed by ALL parties.
Reasons for Denial: Applicant may be denied approval for any of the following:
o Incomplete Application
o Falsification of Application
o Lack of agreement with terms of lease or unwillingness of applicant to lease property “as-is”
o Failure to meet any of the criteria listed above
