Tenant Selection Criteria
It is our policy to rent our property in compliance with the federal, state, and local Fair-Housing Laws. The following criteria apply to all potential applicants:
A non-refundable application fee of $65 for each applicant 18 years and older must be paid at time of application.
Once application is completed by each adult (18 years and older) who plans to occupy the property, each adult must supply copies of the following:
1. A current government issued photo ID
2. Copies of last 2 pay stubs verifying income or a copy of the offer letter if just beginning a new job.
3. Submit photos of pets, if applicable.
At least one applicant must have a salaried gross monthly income equal to 3 times the amount of the rent ($6,500 x’s 3= $19,500/month). If there are multiple applicants, income may be combined to qualify.
No more than 2 unrelated applicants
If Self-employed, additional documents, such as last 2 year’s income tax returns or other documentation may be required.
A credit report and full background check will be processed on all applicants ages 18 and over. A credit score of 700 (“good” range) or better is preferred.
No lease guarantors will be accepted. Applicants must qualify on their own.
Foreclosure, bankruptcy, judgements, no rental history, criminal history, history of late payments, false information on the application, or incomplete information on the application, may be grounds for denial of application, or request of additional security deposit. Names and phone numbers to verify income sources and current and previous residences will be required.
All adult tenants are responsible for the lease in its entirety, not just a portion of the lease. Property is as-is condition unless otherwise indicated in writing at the time of application.
If pets are approved, additional deposits and fees will apply. Dogs under 35 lbs = $500 non-refundable pet fee (per dog). Dogs over 35 lbs will be considered on an individual basis and if approved will require a $750 pet fee, per dog. 2 dogs maximum. No aggressive breed permitted.
Cats permitted (2 max pets) $500 non-refundable pet fee, per pet
Minimum lease of 6-11 months = $6,800/month
12-24 month lease = $6,500/month
Can be leased furnished or unfurnished.
