Tenant Selection Criteria

Below are the general tenant qualification criteria we use to screen prospective tenants for room rentals in shared housing situations.

1. Income and Financial Stability
Minimum Income: Applicants should have a gross monthly income of at least three (3) times the monthly rent.

Credit History: A credit score of 600 or above is required.

Proof of Income: Recent pay stubs (last 3 months), W-2s, or bank statements may be requested to verify income and employment stability.

2. Employment and Verification
Employment Status: Current employment or a verifiable and stable income source is required.

Verification: Employer references and supporting documentation may be requested to confirm income and job stability.

3. Background and References
Rental History: Applicants must have a positive rental history and be in good standing with previous landlords.

Evictions: Prior evictions may result in application denial.

Criminal Background: We conduct a background check to ensure the safety of all tenants. Convictions related to violence, property damage, or other serious offenses may be grounds for denial.

4. Smoking, Vaping, and Pets
Smoking/Vaping: Not permitted anywhere on the property.

Pets: Not allowed, due to the shared living arrangement.
