Tenant Selection Criteria
Requirement Qualifications: Your Gross Monthly Income should be three (3) times the monthly rent amount or greater and verifiable. Legally married couples and roommates may combine incomes.
Rental History: You must list your last two (2) landlord's information. You must give your current landlord a written Notice to Vacate prior processing of your application. Current and previous residencies must be verifiable, free of evictions, judgments, and unpaid rents. A previous breached lease may result in application denial.
Proof of Income: Submit four (4) of your most recent pay stubs. If a new hire, submit on employer's company letterhead your hire date, gross monthly income and signature of Human Resources or Supervisor. 2 years of verifiable employment will be presented as well as 3 months verifiable income (3 prior pay stubs may be used). Bank statements showing liquid funds totaling 3x rental amount monthly x the number of months in the lease is acceptable in lieu of acceptable income levels. Alimony, child support, trust funds, and social security are acceptable income. Self Employment applicants will be required to provide a copy of their last two tax returns. Students with no verifiable means of income may be accepted with a qualified cosigner.
Credit History: To determine satisfactory credit worthiness, we obtain a report from a credit-reporting agency. A bankruptcy must be discharged for at least two (2) years.
Criminal History: No one convicted of a violent or property crime, or any felony, will be approved.
ADDITIONAL DEPOSITS: Amounts will be determined based upon several factors, including but not limited to, negative credit reports, length of employment, rental history, and other various factors.
These will be agreed to between owner and potential resident before lease signing.
LIMIT ON NUMBERS OF OCCUPANTS: 2 people over the age of 2 years per bedroom.
RENTER’S INSURANCE/UTILITIES: Renter’s Insurance must be in place beginning day of move in.
Utilities must be transferred into the new resident’s name as of the date of move in, with account numbers provided before keys will be issued. (Unless otherwise enumerated within the lease in
cases of an All Bills paid unit.)
REASONS AN APPLICATION MAY BE DENIED:
● Incomplete, inaccurate, or falsified information reported by the applicant
● Any report that indicates loud noise or other complaints from a previous landlord or a report
that they would not re-rent to applicant.
● Three (3) or more three day late notices within the past year. Any judgements, unpaid rent, or other balances owed to a landlord.
