Copy of Photo ID and Social Security Card for each lease applicant 18 years of age or older.
No prior evictions from other properties unless the circumstances can be verified and justified to the satisfaction of the landlord.
No broken leases at other properties unless the circumstances can be verified and justified to the satisfaction of the landlord.
Falsifying information on the rental application will result in disqualification/denial of the lease application.

A. Credit History
Applicants with excessive debt and late payments may result in disapproval/denial of
the lease application.
Applicants must provide documentation that bankruptcy, if applicable, has been dismissed or discharged.

B. Employment History
Verifiable employment – in current position for minimum of 1 year; lesser duration
based on other work history showing employment stability can be considered.

C. Income
Household Gross Monthly Income –at least 3 times the monthly rent
Verifiable income – last 4 months’ paycheck stubs; if self-employed, last 4 months bank statements and last year’s tax return.

D. Criminal History
No criminal convictions within the last 10 years for certain types of crimes including, but
not limited to:
Any felony
Crimes involving the manufacture, sale or distribution of controlled substances.
Crimes involving prostitution or the solicitation of prostitution. Child molestation
Domestic Violence
It is the sole discretion of the landlord(s) to qualify or disqualify an applicant who has a minor offense on his/her record.

Pets -Pet Approval is on a Case-by-Case Basis
There is a $300 Non-Refundable One-time Pet Fee per pet and $20/month pet rent per pet.
No dangerous breeds - Pit Bulls & Staffordshire Terriers, Doberman
Pinschers, Rottweilers, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, German Shepherds, Siberian Huskies, Wolf-Hybrids OR a mix of any of the above.

Renters Insurance
All tenants must carry renters insurance that includes at least $100,000.00 liability coverage and lists OliveTree Properties, LLC as an additional insured. A copy of the policy must be provided to the Landlord.
