Broker/owner, NO PETS, NO SMOKING and we own the home behind it & will check for compliance. There is no fence! The rent includes our current lawn care done bi-weekly in summer and monthly in winter. Minimum requirements are: 3-4 x rent in income a month, 625+ credit score, no evictions or foreclosures in past 5 years, the report includes a background check, rental & employment verification, credit check & the owner reviews it & chooses the best qualified. No felonies. There is a large covered patio area under the deck, behind the garage that is shady & there is a huge deck upstairs. The outdoor shower does not have a door, but we use a shower curtain for it. No burning of any type on the property, no commercial vehicle parking, a boat trailer hitch must be even with the front or behind of the front of the house. We parked our boat under the carport. Renters contents coverage is required, not responsible for outages due to storms, etc. At the coast there are power outages, cable outages, etc. due to storms. If there is an evacuation ordered, we do not give a credit, we cannot control mother nature. It is all part of the Beach Life. Jamaica Beach has a trash bag ordinance that allows only black trash bags in the trash cans and if this is violated and a fine ($231) is given it is the tenants responsibility.

Tenant Selection Criteria

Requirement Qualifications: Your Gross Monthly Income should be three (3) times the monthly rent amount or greater and verifiable. Legally married couples and roommates may combine incomes.

Rental History: You must list your last two (2) landlord's information. You must give your current landlord a written Notice to Vacate to the prior processing of your application. Current and previous residencies must be verifiable, free of evictions, judgments, and unpaid rents. A previous breached lease may result in application denial.

Proof of Income: Submit four (4) of your most recent pay stubs. If a new hire, submit on employer's company letterhead your hire date, gross monthly income and signature of Human Resources or Supervisor. If self-employed, provide the last two (2) year's tax returns or 1099's.

Credit History: To determine satisfactory credit worthiness, we obtain a report from a credit-reporting agency. A bankruptcy must be discharged for at least two (2) years.

Criminal History: No one convicted of a violent or property crime, or any felony, will be approved.

Prior to move in, tenants may be required to provide proof of Renter's Insurance listing the landlord as an Additional Insured.
