Tenant Selection Criteria

Each prospective tenant, 18 years of age or older, must fill out the Residential Lease Application online using instructions from Go4Rent. Applications will only be accepted and considered if they are COMPLETE and include copy of ID!
Proof of Income:
If your employment is done by W-2’s, please provide your last two (2) months of paystubs. If you are self-employed, provide your last two (2) year’s tax returns. If you are newly hired by an employer (i.e. Google, Dell, etc.), please provide your employment/hire letter referencing your start date and your salary.
Please keep in mind that the landlord requires the applicant(s) to earn income at least three (3) times the monthly rent amount. If non-familiar tenants, each applicant must earn at least three (3) times the monthly rent amount to qualify.
Rental History:
You must list your last two landlords’ information. You must give your current landlord a written Notice to Vacate to the prior processing of your application. Current and previous residencies must be verifiable, free of evictions, judgments and unpaid rents.
Credit history:
To determine satisfactory creditworthiness, we obtain a report from a credit reporting agency. The minimum credit score is 600. A bankruptcy must be discharged for at least two years.
The landlord will NOT approve applicants with previous eviction filings, felonies, or violence misdemeanors on their records. Nonviolence Misdemeanors within 10 years old may also be grounds for denial. Must provide explanation.
Other reasons for denial of lease application include, but are not limited to:
● Delinquent accounts with high collection balances;
● Rental history showing excessive late payments, property damage, lease violations;
● Income shortage less than three (3) times the monthly rent amount;
● Criminal history of felonies, sex offenders, illegal drug sale, theft by check, or domestic violence;
● Failure to provide accurate or complete information on the application form.
