Tenant Selection Criteria

Thank you for your interest. Below is a list of verifications that will be done, items that could disqualify you from consideration as a tenant and what is expected of tenants once they have been approved for leasing the property. All applicants, 18 years of age and older, who will be residing in the property, must complete an application.

-A credit report will be obtained. 
600 minimum credit score required.
-Criminal and Civil background checks will be completed.
-Employment verification will be completed.
-Two year rental verification is required, with minimal late pays, violations and NSF payments to qualify.

Things that may disqualify you:
-Failure to provide a copy of a Valid ID.
-Applicant(s) must have a combined income 3 (three) times the monthly rent. If self employed, two years tax returns must be submitted.
-Low credit score and/or negative credit history, including multiple collection accounts, may be grounds for rejection.
-Eviction, breach of lease, or monies left owed to a landlord.
-Check with insufficient funds written within the past 3 years.
-Any criminal charges may be grounds for rejection.
-Falsification of application information by any applicant.
-Maximum number of pets and weight limits to be negotiated. Pet fee is $300 and $20/mo per pet.
-Under no circumstances are the following breeds acceptable: 
Pit Bull (including any Pit Bull mix), Rottweiler, Doberman Pinscher, Presa Canario, Chow Chow, Dalmation.
-Applicant must provide photo(s) of pet(s) with application.

What is expected of tenants:
-Provide proof of renter's insurance within 5 days of applicant acceptance.
-No smoking inside property.
-Change air filter once a month. There’s a $10/mo HVAC filter fee and filters will be provided.
-Professionally clean carpets upon move out.
-Occupancy rate: no more than 2 unrelated occupants, no more than 3 related occupants.
