Tenant Selection Criteria
Applicants are considered holistically and ultimately discretion lies with the Broker, Property Manager,
and/or Landlord in deciding whether or not to accept an applicant. If you do not meet these criteria, please do not complete the application.
In general, our basic requirements
for tenants are as follows:
• A minimum of 2 years of verifiable, clean rental history or history of homeownership
• Verifiable gross monthly income equal to or greater than three times the monthly rent.
o Other evidence of financial responsibility may be accepted but will be evaluated on a
case by case basis; this should be considered the exception, not the rule.
• Credit score of 700 or higher, with no accounts in collections.
• No Felonies, misdemeanors involving violence, or misdemeanors involving questionable ethical
behavior in the last 15 years.
o Applicants may be required to provide evidence of successful completion of any court
ordered programs that dismissed any previous convictions.
• No Evictions or outstanding judgments from previous landlords, period.
o This includes cases that are in the middle of being adjudicated and have not yet been
decided. This also includes cases where the applicant, at the time of application, knows or
should have known, that a previous Landlord would file suit for monies owed. Failure to
disclose any of the aforementioned situations at the time of application may be grounds
for immediate eviction during the lease term, should they be discovered.
Approved applicants may be charged a $100 Admin Fee prior to move in. This is one Admin Fee for each lease.
