Tenant Selection Criteria

Any person aged 18 or over is required to be a leaseholder and therefore, must be approved as a leaseholder and complete rental application. Qualification standards include, but are not limited to, the following criteria:

Occupancy Standards
No more than two persons per bedroom, plus one additional person may occupy the property.

Pet Policy: 2 pet max., no weight limit, breed restrictions apply, dogs only; must provide pet records along with photos.

Pet Deposit: $250 per pet

Pet fee: $350 (one-time)

Pet rent: $20 per pet/ monthly

Pet deposit and pet fee will be due on or before the first day of the lease.

Renters Insurance Requirement
All leaseholders must carry a minimum of $100,000
personal liability insurance coverage. To satisfy this requirement, leaseholders must provide evidence of insurance coverage at initial lease signing and maintain this coverage throughout the entire term of your residency.

APPLICATION AND ELIGIBILITY REQUIREMENTS

An application fee of $65 (non-refundable) paid on Go4Rent will be collected before an application is processed. If an applicant fails to answer any question or gives false information, the application will be automatically rejected.

All applicants are also required to submit a separate TXR application for a separate criminal background check. The background check will be acquired through publicdata.com.

Security Deposit
Equal to one month rent paid when submitting the application; contact agent for security deposit payment instruction.

Identity Verification
Each applicant must submit a color copy of their valid driver’s license or state or government issued ID. Applicants will have 48 hours to provide the required information, or the application will be canceled. If identification cannot be verified, the rental application will be denied.

Income and Employment History
Applicants must have verifiable gross income and proof of employment. Combined gross income of all applicants must be at least 3 times the rent.

Pay-Stubs: Each applicant will need to submit their most recent 4 pay stubs if paid bi-weekly or 2 pay stubs if paid monthly.

Offer Letter: If an applicant starts a new job, an offer letter can be submitted as a form of proof of income. If an applicant has already started a new job, but has collected less than 4 pay stubs, the offer letter can be submitted along with the most recent pay stubs since the start date. The offer letter must be signed by both the applicant as well as the employer.

If an applicant is self-employed or has commission income, please send verifiable proof of income to show average monthly income for the past 6 months such as an earning statement or 1099. Monthly average must be at least 3 times the rent.

Most recent tax returns

Bank deposits (the remaining balance must be equal to 3x the monthly rent for 6 consecutive months)

Statements of significant savings (the remaining balance or the total savings must be equal to the rent of the entire lease term combined).


Credit and Rental History
An applicants with credit score less than 600 will not be considered

An applicant with credit scores of 600-650 will be required to submit a double security deposit
Applicants must have at least one year of rental history or mortgage payment; if more than one applicant apply, only one applicant with no rental history or mortgage payment is allowed.

No evictions, broken leases, or rental debts

If one applicant does not qualify, the whole rental application may be denied.

Criminal History
A rental application may be denied if any applicant or other occupant who plans to live in the unit has a criminal conviction or adjudication for:

Felony of any crime
Misdemeanor of violent crime
Misdemeanors involving theft of property (excluding misdemeanors for theft by check; for this, applicant may be required to pay rent via certified funds such as cashier’s checks)
Misdemeanors of DUI or DWI was completed within 2 years from the date of application
Misdemeanor other than the above mentioned crime, if the incarceration, probation, or adjudication was completed within 5 years from the date of application.
More than 2 misdemeanors

Guarantors
If a guarantor is required, they must meet the entire qualifying criteria as presented above and have a verifiable source of income in an amount no less than five (5) times the rental rate with the minimum credit score of 750. The guarantor must meet the criteria presented above throughout the entire duration of the applicable lease guarantor.


NOTE
Upon lease signing, applicants must pay 1 entire month’s rent, even if that day is in the middle of the month. The prorated portion of the partial month’s rent will be due on the first day of the first full month, in lieu of the regular rent.

All funds must be certified funds: Money Orders or Cashier’s Checks
