Tenant Selection Criteria

Residential Lease Application Instructions & Requirements

Pursuant to Property Code Section 92.3515, these Tenant Selection Criteria are being provided to you. The following constitute grounds upon which Landlord will be basing the decision to lease the Property to you. Based on the information you provide, Landlord may deny your application or may take other adverse actions against you (including, but not limited to, requiring a co-signer on the lease, requiring an additional deposit, or raising rent to a higher amount than for another applicant). If your application is denied or another adverse action is taken based upon information obtained from your credit report or credit score, you will be notified.

We are committed to equal housing and we fully comply with the Federal Fair Housing Act (FFHA) and the Fair Credit Reporting Act (FCRA). Application/Background & Credit Check Fees:
All applications and fees are to be submitted through the www.goforrent.com link on MLS. There is a $65 non-refundable application fee for each tenant and each Lease Guarantor 18 years of age or older paid directly to GoForRent. Please read the rental criteria below and discuss any concerns with the listing agent. Any and all residents 18 and older must submit an application.

Credit History:
Each tenant must have at least 2 years of credit history & be in good standing with any/all creditors. Credit scores above 600 are generally considered acceptable. Credit scores for married applicants will be averaged. Credit scores for roommates must all be above 600.

Security Deposits:
If approved, any/all security deposits are due 48 hours after receiving the lease agreement. If the lease is not signed and deposits are not received, other applications will be considered. Deposits are made payable to Landlord and paid as per Landlord instructions – either electronically or via certified funds.

Employment:
A single tenant or a married couple living together: The total verifiable income must be at least 3 times the monthly rent.
Multiple tenants or roommates: Each tenant must make a verifiable income of at least 2 times the monthly rent.

Verification of Income:
Applicants will be asked to provide the previous 4 weeks of pay stubs. If self-employed all pages of the last 2 year's tax return will be required. New hires must provide a letter of employment stating the start date and income on company letterhead.

Rental/Mortgage History:
Each tenant must have at least 2 years of housing history and be in good standing with any/all landlords. Any/all late charges, NSF charges, deductions from returned security deposits, and/or other unsatisfactory statements from past landlords may be held against you and grounds for denial.

Criminal History:
Any/all tenants with a criminal record will be considered on a case-by-case basis and are required to provide a brief description of any/all convictions. We do not rent to any person registered as a sex offender. Criminal convictions involving violent crimes, prostitution, domestic violence and/or involving the possession of weapons or illegal substances are all possible grounds for denial of an application.

Guarantee of Lease:
If the listing allows guarantors: the total verifiable monthly income of the Guarantor must be at least 6 times the monthly rent. The guarantor must provide the last 2 months' pay stubs and/or last year's tax return as proof. Bank statements showing a balance of at least 6 times the rent for the entire lease term will also be acceptable. If there are multiple Guarantors, each Guarantor must make at least 4 times the monthly rent.

Pet Criteria and Fees:
Refer to MLS for specifics regarding allowable pets and additional deposit requirements. Some insurance companies do not allow for certain breeds, including but not limited to Akita, American Bulldog, Bullmastiff, Mastiff, Chow, Doberman, German shepherd, husky, Presa Canario, Pit Bull, Siberian Husky, Staffordshire Terrier, "Wolf Dog", Bull Terrier, Pit Bull Terrier, Rottweiler and any combination of these. Discuss all pet situations with Listing Agent prior to applying. No Aquariums larger than 10 Gallons are allowed. No ferrets, reptiles, or rodents of any kind are permitted as pets. All birds must be confined in cages and not allowed to reside outside their cage. Pet policies are strictly enforced, and any breach will be grounds for termination of your lease agreement at the tenant's expense.

Renters Insurance:
The tenant understands and agrees that they are required to maintain a personal renter’s liability insurance policy as long as the tenant occupies this home.

Exceptions to the above:
If any/all of the applicants that do not meet any/all of the above criteria and/or have other adverse situations will be reviewed on a case-by-case basis. Decisions or exceptions will be approved/denied by the landlord's sole discretion. In some cases, a Guarantee of Lease and/or additional security deposit may be applied to be approved.

Processing:
Applications will be processed by GoForRent once they are fully complete. It can take GoForRent 3 to 4 business days to process. Once processed and reviewed tenants and representatives will be notified of approved.

Move in Requirements:
All agreements must be signed and all deposits and any prorated rents must be received 3 days prior to moving in. Keys will be arranged on the first day of the lease. Absolutely no property possession is allowed prior to the lease start date.
