Tenant Selection Criteria

Depending on required tenant documentation, rental history verification, and employment verification, this can take 2-3 business days. 3 full months’ most recent pay stubs. If self-employed, provide the most recent full year’s tax return.

Government-issued photo ID for all applicants.

Contact information for all previous landlords. You must have given your current landlord your move-out notice for us to verify rental history.

Regardless of financial responsibility, an application for each occupant 18+ years old must be submitted.

All animals (including ESA and Service) must be submitted through https://www.petscreening.com/ for approval.

We do accept multiple applications on properties & we accept the most qualified applicant(s) with the best terms for our landlord. If we already have an application on the property, the listing status will be “AU”. You are also welcome to apply, understanding that all application fees are non-refundable. We will accept the best-qualified tenant offering our landlord the best terms.

PLEASE REVIEW THE FOLLOWING QUALIFICATIONS PRIOR TO APPLYING. ALL APPLICATION FEES ARE NON-REFUNDABLE. NO EXCEPTIONS.

QUALIFICATIONS :

Credit: 650 minimum credit score for all applicants. No foreclosures or bankruptcies in the past 7 years. Credit score of 620-649 may be considered with an additional deposit if all other criteria are met.

Income: 3 x’s monthly rent for total household income. If ROOMMATES, each roommate must make 2 x’s the monthly rental amount.

Proof of Income: Must be in the form of paystubs or official tax documents from the most recent full calendar year ONLY. We do not accept bank account or savings account statements as proof of income, but may be considered as proof of available funds. We do not accept screenshots of bank transfers as proof of income or available funds.

Employment: Applicants must have employment, an income source, or verifiable available funds. If they’re working remotely for a company out of state, we will consider the following verification:
1) Employer contact info.
2) 3 most recent paycheck stubs.
3) An accepted offer letter for a job in Austin with employer contact info (if not staying remotely employed).
4) Last year’s tax return(s) if self-employed.

Criminal background: No felonies, no registered sex offenders. Any other infractions will be considered on a case-by-case basis.

No evictions or money owed to previous landlords. No outstanding child support debts.

Rental History: 2 years of rental history or 2 years of proof of timely mortgage payments.

Unless stated otherwise in the MLS listing, the property will be leased as-is in its current condition.

GUARANTOR/Co-Signer: Only considered for first-time renters with no rental history and/or students. One (1) Guarantor per lease. If offered, requirements are the same as above in addition to the Guarantor income requirement of 7 x’s (seven) the monthly rental amount. Proof of income considered only via pay stub or Tax documents for the most recent full taxable year.

PETS: See MLS Notes. IF MLS STATES NO PETS, PLEASE DISREGARD THE FOLLOWING CRITERIA.

Cats and dogs are the only pets allowed. Pets must be older than 2 years. No ferrets, birds, rodents, amphibians or reptiles.

“Aggressive Breeds” may be considered on a case-by-case basis. Aggressive breeds are considered to be: Pit Bull, American BullDog, Staffordshire Terrier, Rottweiler, Bull Terrier, Chow Chow, Doberman, Wolf Hybrid, Mastiff, English Bull Terrier, Akita, Presa Canario, Bernese, Malamute, Anotolian Shepherds, German Shepherds, Husky, any dog with a biting history and any mixed breed with any of those in this list.

Unauthorized pets will be subject to an initial $1000 fee & $100/day thereafter.

If pets are approved, there is a $500 per pet deposit.

If you have an ESA or Service Animal, please be prepared to provide documentation.

If an applicant does not have a pet at the time of application, but is considering getting one during the lease duration, then, for landlord’s consideration, the applicant(s) must notify us at the time of application of potential plans to later get a pet. If we are not notified at the time of application, then an additional $500 non-refundable pet fee will be required to add a pet to the lease, in addition to the normal, refundable pet deposit(s).

ROOMMATES:

No more than three roommates per property. Each roommate must make 2 x’s the rent.

Changes in roommates during the lease term must be approved by Landlord prior to switch.

With an approved application and Landlord approval, new, remaining, and exiting Tenant(s) must pay a fee to Landlord equal to one full month’s rent.

The deposit stays with the property. Unless Landlord receives a notarized request that any deposit return be made out to present Tenants, any remaining deposit will be returned to Tenants named in the original lease.

MISREPRESENTATIONS ON LEASE APPLICATIONS WILL RESULT IN IMMEDIATE DENIAL.

If your application is accepted, we will provide a lease within 2 business days. The terms of the lease are non-negotiable and approved applicants have 24 hours to return the signed lease. Once the lease has been signed by all parties, Tenant has 24-hours to deliver the lease security deposit (and pet deposit, if applicable) to Landlord.

BRAMLETT RESIDENTIAL WILL NOT ACCEPT ANY APPLICATION FEES, DEPOSITS, OR RENT ON LANDLORD’S BEHALF.

LEASE TERMS:

Rent is due on the first with a grace period through 11:59pm on the 3rd. There is an initial $100 late fee on the 4th and $25 per day following until rent and late fees are paid in full. Rent paid during the grace period is still considered late and will be reported as such on your rental history.

A 45-day move-out notice is required from Tenant.

A 30-day notice from Landlord is required for non-renewal of Tenant’s lease.

Tenant must allow a lockbox on the property and allow the property to be shown the last 45 days of their lease. If they would like to remove the lockbox, there is a fee of 100% of one month’s rent.

There is an early termination fee of 150%.

Special Provisions: A. Upon final day of lease/extension, Tenant to have property professionally “move-out” cleaned & any existing carpets professionally steam cleaned and submit paid receipt(s) to Landlord. B. Keyless deadbolt to remain unlocked when Tenant is not home to avoid landlord lock out. C. During the last 45 days of the lease, the property must be made available by Tenant to prospective applicants by licensed Texas real estate agents. Agents will provide Tenant with minimum 1-hour notice to show the property. If Tenant does not respond, agents may show the property at the specified time. An electronic lockbox will be installed on the property to facilitate showings. Any scheduled showings not honored by Tenant will incur a $500 trip charge to Tenant.

Unless otherwise specified, Tenant is responsible for all utilities.

Unless otherwise specified, Tenant must maintain the yard and a watering schedule sufficient to keep a healthy lawn (following city drought restrictions).

Unless otherwise specified, all leases will end the last day of any month, regardless of lease start date.

Unauthorized pets will be subject to an initial $1000 fee & $100/day following until pet is removed or Landlord agrees to accept an Animal Addendum. Fees will still be applicable plus any pet deposit due.

Approved applicants may be charged a $100 Admin Fee prior to move in. This is one Admin Fee for each lease.
