Tenant Selection Criteria
1. Each applicant, age 18 and older, must complete a separate application.
2. Copy of each applicant’s ID is required.
3. In case of multiple, unrelated applicants at least one person must qualify. Incomes cannot be combined for qualification purposes.
4. Incomplete applications will not be processed.
5. Copies of last 3 paystubs to be submitted with application.
6. Current income to meet or exceed 3 times the monthly rent.
7. Two years of verifiable, favorable rental history from a 3rd party landlord is required. An eviction by a prior landlord for cause is reason for denial.
8. Authorization to run a criminal background check. Any felony arrest or an offense that was of a physical or violent nature against a person or property is reason for denial.
9. Two years verifiable employment is required. (Applicant will be denied if we are unable to verify income or employment status for a two-year period.) Self-employed applicants must produce written verification of work history through tax returns or bank statements.
10. Good credit required (excessive collections, outstanding bad debts, recent foreclosures, or bankruptcies and/or judgments regarding rent or property damage may result in denial).
Approved applicants may be charged a $100 Admin Fee prior to move in. This is one Admin Fee for each lease.
