Tenant Selection Criteria

STEPS TO APPLY and RESIDENT QUALIFYING CRITERIA

1. Complete application, submit and pay $85 non-refundable application fee online.

EACH APPLICANT NEEDS TO SUBMIT A SEPARATE APPLICATION AND FEE.

ONE APPLICATION PER ADULT OVER 18.

2. Upload the following info below BEFORE submitting app:

a. Copy of Driver's License or Passport

b1. Previous 2 MONTHS (e.g. May, June and July) paycheck stubs

b2. For self-employed applicant: Last 3 months bank statements plus last 2 years W9/1099 or tax return

c. A signed Authorization to Release Information - form below.

3. Once application is approved, a deposit is due within 24-48 hours.

Deposit is non-refundable once lease is signed and executed. Deposit will be applied towards security deposit.

4. Application processing may take up to FIVE business days depending upon receipt of employment and rental verification.


RESIDENT QUALIFYING CRITERIA Proper Management LLC is committed to being in compliance with all federal, state and local fair housing laws. It is our policy to offer residences to the general public without regard to race, color, national origin, religion, sex, sexual orientation, familial status, or handicap.

In order to assist you with your decision on your new home, we are providing a list of guidelines used to qualify residents:

INCOME/EMPLOYMENT Applicants in a household must have a verifiable source of combined income in a gross amount no less than 3X the rental rate for a 1 to 3 persons (adults and children included) household, no less than 4X the rental rate for a 4 or more persons (adults and children included) household. If unrelated adults are applying as roommates, each person/applicant must have a verifiable gross income of no less than 3X the rental rate. If self-employed, retired, or unemployed, verification of income/assets will be required.

RENTAL HISTORY References will be obtained from present and past landlords. An applicant may be denied if these reports show past due balance, failure to make payments, violation of lease terms, or evidence that the applicant, applicant's family and/or guests caused any damages beyond normal wear and tear. Rental history must be from a management company or unbiased landlord and not relatives.

CREDIT check will be conducted for each adult applicant who is 18 years of age or older. 620 is a minimum score requirement on most properties. Applicants with scores under 620's will be at property owner's discretion and/or may require additional security deposit. Scores below 600 will be declined.

CRIMINAL HISTORY Our landlords/owners do not accept felony record(s). Misdemeanor record(s) is not necessarily grounds for denial. It will be considered on a case-by-case basis and per landlord/owner discretions.

PET(s) Pet acceptance will be on a case-by-case basis. On any properties allowing dogs, only non-aggressive breeds are allowed. Number of pets and size limit are as per advertised. One-time fee of $250 per pet and $25/mo per pet rent will apply or as per advertised.

RENTAL INSURANCE Tenants are required to obtain rental insurance with a $100,000 minimum liability coverage PER ADULT occupant over 18 years old, upon move-in.

MAINTENANCE Tenant is responsible for a $25 service dispatch fee per repair and/or maintenance request.

RENT PAYMENTS Rent is due on the 1st of every month via your online tenant portal. No exceptions. A $2 convenience fee on bank ACH debit or 2.99% credit card fee is charged by the 3rd party processor per transaction.

I understand that this is a routine application to establish credit, character, employment, and rental history. I also understand that this is NOT an agreement to rent and that all applications must be approved. I authorize verification of references given. I declare that the statements above are true and correct. I agree that the landlord may decline the application and terminate the agreement to rent for any misstatement, inaccurate or incomplete information made above.
