Tenant Selection Criteria

1. All applications are subject to landlord approval. Multiple applications may be reviewed. The property will remain on the market until a lease agreement is signed and the security deposit is received.
2. Reference from previous landlords is required and will be verified, including evaluating late payments, property damage, the move-out condition, etc. If you break an active lease agreement to rent this property, your application won’t be considered.
3. Applicants should have a monthly gross income of at least three times the rent. Self-employed applicants must provide the most recent year’s tax return, attested by a tax professional, and three most recent band statements. Your debt-to-income ratio should not exceed 40%. Landlords may make exceptions at their sole discretion.
4. If the credit score is between 575-650, a double security deposit may be considered based on the landlord’s review and sole discretion. Criminal activity may influence the landlords’ decisions.
5. The security deposit must be paid within 24 hours of the approval of the lease application via certified funds or electronic payments.
