Tenant Selection Criteria

Requirement Qualifications:
Gross monthly income to meet or exceed 3 times monthly rent.
Minimum credit score of 750 required.

Rental History: Minimum 2-year verifiable rental history, not to include any late pays, insufficient funds or
evictions (OR minimum 2-year verifiable mortgage payments not to include any late
payments).

Employment History: Minimum 2-year verifiable employment history (OR self employment applicants to
provide previous 2 years’ tax returns attested by a CPA, attorney or other tax professional.).

Credit History: Not to include evictions, foreclosures (within past 4 years), bankruptcies (within past 4 years), or judgements for landlords regarding rent or property damages.

Criminal History: No one convicted of a violent or property crime, or any felony, will be approved.

An application may be denied for failure to provide accurate or complete information on
the application form.

Prior to move in, tenants will be required to provide proof of Renter's Insurance.
