INCOME/EMPLOYMENT: Verifiable gross monthly income should be at lease Three (3) times the monthly rent. Verifiable income include confirmation through employer and paystubs, 2 years tax return or 6 months bank statements for self-employed, SSI award letter and or court ordered child support.

CREDIT AND EVICTION CHECK: Each applicant and co-signers history will be check and reviewed. We will run our own credit, eviction and background check. Credit score of 550 and above.

CRIMINAL HISTORY: APPLICANTS WILL BE DENIED for ALL sexual offenses, ALL felonies and or any misdemeanors within the last 7 years.

RENTAL HISTORY: Verifiable rental history for at least 2 years. No eviction, no collection for housing, excessive late payments, NSF/returned/bounced rent payments, unpaid rent, property damages, lease violation or landlord complaints.

MAXIMUM OCCUPANCY: 2 person per bedroom
PETS: Pet policy vary from home to home. Pets are approved on case-by-case basis based on owners’ requirements. $350 non-refundable pet fee for 1st pet, $500 for 2 with pet rent is $20 monthly per pet with a maximum of 2 pets per household under 50lbs. A separate pet application will be required upon a tentative approval whether you have a pet or not through https://optimarealty.petscreening.com. There is a $20 fee per pet charged for registration and pet screening. Those with no pets or service animals will not be charged but verification will be done. Service and Emotional Support Animals requires reliable documentation and verification.

HOLDING DEPOSIT: Minimum deposit is equal to one months rent. The holding deposit is non-refundable.

ADDITIONAL DEPOSIT: May be required if applicant do not meet credit, rental or income criteria.

RENTERS INSURANCE: Renters insurance is required. Landlord and Property Manager to be named as an interested party. Minimum of $100,000 liability and $10,000 personal belongings.

ACCEPTANCE AND MOVE-IN PROCEDURES: Deposit is to be delivered within 24 hours of approval to our office Certified funds or money orders for first months, security deposit and pet fee.
