This spacious second floor, 3 bedroom + 2 bath unit boasts vaulted ceilings, lake views from the private balcony off the living room and master bedroom, granite counters, double vanity in the master bath and another private balcony accessed through either of the 2 guest bedrooms. It also has a one car garage. Community features active clubhouse, fitness center, a heated pool and hot tub on the lake. Close to Anna Maria Island, shopping, restaurants. Minimum stay of 30 days required however, Agent reserves the right to only accept 3 month minimum rentals during the high season months of December - April. NO PETS/NO SMOKING. Association application and approval is also required (application fee is $100). Utilities, cable or streaming channels and WIFI are included. RATES: DEC 1-APR 30: $3600 per month* // MAY 1-NOV 30: $2600 per month* (*additional fees & taxes apply). Prices shown are based on 2-person occupancy. Additional persons staying in the unit for a period of longer than 7 days may be considered additional occupants and subject to additional rental fees being charged and/or application and approval process if the community is governed by association rules and regulations. Your rental Agent must be advised of all additional occupants and dates they will be in the unit. Rates include all utilities including WIFI. Additional charges will be: security deposit ($500), departure cleaning fee ($300), Booking fee ($250.00) , Sales and Resort Taxes (12%) and Travel Insurance (if purchased at the time reservation is booked). Note that rates are subject to change without notice and reservations are not guaranteed until initial reservation deposit is received. NOTE: We do not accept reservations for high season months of Jan - April for less than 90 days until after Labor Day. After Labor Day - 30 DAY minimum rentals only during the HIGH SEASON months of January, February and March. Tenants who are in this year have first option to renew for the next year, and have until April 15 to advise us if they are returning. Tenant Selection Criteria

Requirement Qualifications: Your Gross Monthly Income should be three (3) times the monthly rent amount or greater and verifiable. Legally married couples and roommates may combine incomes.

Rental History: You must list your last two (2) landlord's information. You must give your current landlord a written Notice to Vacate to the prior processing of your application. Current and previous residencies must be verifiable, free of evictions, judgments, and unpaid rents. A previous breached lease may result in application denial.

Proof of Income: Submit four (4) of your most recent pay stubs. If a new hire, submit on employer's company letterhead your hire date, gross monthly income and signature of Human Resources or Supervisor. If self-employed, provide the last two (2) year's tax returns or 1099's.

Credit History: To determine satisfactory credit worthiness, we obtain a report from a credit-reporting agency. A bankruptcy must be discharged for at least two (2) years.

Criminal History: No one convicted of a violent or property crime, or any felony, will be approved.

Prior to move in, tenants may be required to provide proof of Renter's Insurance listing the landlord as an Additional Insured.
