Tenant Selection Criteria

Rental Qualifying Criteria
Two years of verifiable mortgage or rental history is required. Rental history must be with a management company or landlord. (Family and friends do not count as a landlord).
Applicants must have an acceptable payment history with no evictions, lease violations, or any type of past due balances to any property owner or apartment complex, or property management company.
Income Requirements
Applicant’s gross monthly income must be equal or greater than three times the monthly rent. Proof of income is required and two bank statements.
A credit check will be performed on each applicant over 18 years of age. Outstanding bad debts, bankruptcies, excessive collections, and/or outstanding debt to a property management company or landlord may result in a denial. A minimum credit score of 620 will be considered for processing.
Criminal Background Check
A criminal background check will be done on each person over 18 years of age. Residency may be denied due to criminal history. Class A misdemeanors and Felonies will not be accepted, nor will any crimes against a person or property, or drug related convictions. All other misdemeanors will be reviewed.
Automatic Denial of Application
Applicants may be denied occupancy for the following reasons but is not limited to 1. Falsification of information, or unverifiable information

Rental Application Check List
TAR Application
Filled out, dated, and signed. Every person over 18 years of age must complete a separate application form.
Photo ID
Each applicant must provide a copy of valid state-issued photo identification along with the application.
Proof of Income
Each applicant must provide proof of income. Acceptable forms of proof of income include the following: 2 of most recent paycheck stubs, or if self employed, last two year’s tax returns along with three of most recent bank statements. If starting a new job, a copy of an offer letter with the start date and salary is acceptable.
Application fee(s)
An application fee must be paid for each applicant. Application fees are NON­REFUNDABLE.
Deposit
Security deposits are payable to the owner. We will accept wire transfers, cashier checks, or money orders with no exceptions.
If any of the above items are missing or the application is not filled out, or if personal checks are collected for application fees and/or the security deposit instead of certified funds; the application is not complete and will not present to the owner.
