Sparkling 2BR/2BA Shorewalk condo on the 2nd floor is conveniently located to access all Bradenton activities and is minutes to Anna Maria Island and the Gulf beaches. Lounge by your choice or two heated pools after an active game of tennis. Condo is updated with new flooring, new furniture and upgraded kitchen and includes stack washer/dryer. Tiled throughout, except for carpeted bedrooms. Master Bedroom offers a King size bed and Guest Bedroom features 2 twin beds. WIFI is included. NO PETS/NO SMOKING. 2 night minimum stay required however, Agent reserves the right to only accept 3 month minimum rentals during the high season months of December - April.. DEC 1-APR 30 $3500 mo/$1425 wk/$275 nt* // MAY 1-NOV 30 $2200 mo/$975 wk/$195 nt* (*additional fees & taxes apply). Prices shown are based on 2-person occupancy. Additional persons staying in the unit for a period of longer than 7 days may be considered additional occupants and subject to additional rental fees being charged and/or application and approval process if the community is governed by association rules and regulations. Your rental Agent must be advised of all additional occupants and dates they will be in the unit. Rates include all utilities, cable or streaming tv and WIFI. Additional charges will be: security deposit ($500), departure cleaning fee ($250), Booking fee ($250.00) , Sales and Resort Taxes (12%) and Travel Insurance (only available to purchase at the time reservation is booked). Note that rates are subject to change without notice and reservations are not guaranteed until initial reservation deposit is received. NOTE: We do not accept reservations for high season months of Jan - April for less than 90 days until after Labor Day. After Labor Day - 30 DAY minimum rentals only during the HIGH SEASON months of January, February and March. Tenants who are in this year have first option to renew for the next year, and have until April 15 to advise us if they are returning. Tenant Selection Criteria

Requirement Qualifications: Your Gross Monthly Income should be three (3) times the monthly rent amount or greater and verifiable. Legally married couples and roommates may combine incomes.

Rental History: You must list your last two (2) landlord's information. You must give your current landlord a written Notice to Vacate to the prior processing of your application. Current and previous residencies must be verifiable, free of evictions, judgments, and unpaid rents. A previous breached lease may result in application denial.

Proof of Income: Submit four (4) of your most recent pay stubs. If a new hire, submit on employer's company letterhead your hire date, gross monthly income and signature of Human Resources or Supervisor. If self-employed, provide the last two (2) year's tax returns or 1099's.

Credit History: To determine satisfactory credit worthiness, we obtain a report from a credit-reporting agency. A bankruptcy must be discharged for at least two (2) years.

Criminal History: No one convicted of a violent or property crime, or any felony, will be approved.

Prior to move in, tenants may be required to provide proof of Renter's Insurance listing the landlord as an Additional Insured.
