Rental Screening Criteria and Application Instructions
Shay Realty, LLC complies with Federal Fair Housing Act. We do not discriminate against any person because

Application Requirements: We screen criminal/sex offender and credit background checks of applicants.
-All persons 18 and over must submit a completed application. Leave no blanks. Where applicable, place
N/A as needed.
- Application fee of $60 for each applicant. Paid at www.go4rent.com
- Copy of valid Photo I.D., Non U.S. Residents should provide, Visa and Passport or official government ID.
- Proof of Income – Last 30 days of pay stubs showing monthly income .If applicant is self- employed, must
provide tax documents showing proof of income/and or bank statements to prove income deposits
-Usually, income must show 3x or more than the monthly rental amount
- Please show minimum of 3 years of rental history, and landlord contact information
-Pets, per owner approval, pet deposits and non-refundable pet fees vary per property , screened by petscreening.com
-Security deposit is usually one month’s rent and due within 24 hours of application approval
-COMPLETE Applications will be processed in date and time received, INCOMPLETE Applications will not
be processed. Processing usually completed in 2-5 business days.
-NO Smoking allowed in any of our properties, No Boats, Trailers, Commercial Vehicles/RV’s stored on
property, unless property owner and HOA approved
_Unless stated otherwise, tenants responsible for all lawn maintenance and HVAC filter replacement
-Applicants may be denied due to Criminal History, Previous Rental History, Current Income, Credit History,
and/or failure to provide accurate or complete information on application.
-A credit score of 650 or higher is usually approved with regular security deposit amount on MLS
The following information must be submitted with the application, if pets are allowed at property:
- Verification from veterinarian indicating the breed, weight, and verification that vaccinations are current.
NOTICE: Reptiles, ferrets, rodents, birds, and in most cases fish tanks are not allowed. These
dog breeds are RESTRICTED: Pit Bull, Rottweiler, American Bull Dog, German Shepherd, Husky, Alaskan
Malamute, Doberman,Chow Chow, Presa Canario, Dalmatian, Akita, Bandog, Kerry Blue Terrier, Tosa Inu,
Dogo Argention, Jackals, and mixtures or hybrids of these breeds.
-Security deposit is due within 24 hours of approval and lease must be signed within 24 hours of approval
to secure a property. Pet Fees/Pet Deposits due by lease start date. Applicants MUST agree to purchase and
maintain renter’s insurance through lease
-Certifed Funds (No Cash or Personal Checks)
