Tenant Selection Criteria

Credit Requirements: We use a third party who provides us a credit report. Approval decisions will be based
upon the information obtained from that report. Minimum 600 FICO or Resident score.

Rental History: T wo years of verifiable mortgage or rental history is required. Rental history must be with a
management company or unbiased landlord. Family and friends do not count as an unbiased landlord. Applicants
must have an acceptable payment history with no evictions, lease violations, or any past due balances to any
property owner or apartment complex or property management company. Please make sure this section of your
application is filled out completely and accurately.

Income Requirements: Applicant’s gross monthly income must be equal or greater than three times the monthly
rent. Joint income is only considered for married couples. If not married, everyone’s income must be equal or
more than three times the rent. Proof of income is required; please see checklist for acceptable forms of proof of
income.

Criminal Background Check: Decision to lease the property to the applicant may be influenced by the
information contained in the report.
Failure to provide Accurate information in Application: F alsification of information, unverifiable information,
or incomplete information may result in your application being denied. Please make sure your application is filled
out completely and accurately.

Pets: P et policy varies, depending on the property, so please check the MLS or call the listing agent for details.

Other Criteria: Landlord or property manager may choose best-qualified applicant by using other factors

a copy before moving into the property. A minimum $100,000 renters insurance policy with landlord/property
manager as additional interests.
