Tenant Selection Criteria

1. Application: Each applicant with age 18 years and over must submit a separate application form.
2. Identification: Each applicant must provide a copy of government issued Photo-ID along with an application form.
3. Criminal History: Landlord will perform a criminal history check on you to verify the information provided by you on the Lease Application. Landlord’s decision to lease the Property to you may be influenced by the information contained in the report.
4. Previous Rental History: Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlords may influence Landlord’s decision to lease the Property to you.
5. Current Income: Landlord may ask you to verify your income as stated on your Lease Application. Depending upon the rental amount being asked for the Property, the sufficiency of your income along with the ability to verify the stated income, may influence Landlord’s decision to lease the Property to you. A combined verifiable source of income from employment in an amount no less than three (3) times the market rent.
6. Proof of Income: A W-2 employee must submit the last 2-months pay stubs. A minimum of 2 year verifiable employment history may be required. If you are newly hired, please submit an employment offer/hire letter on the company’s letterhead detailing your start date, gross monthly income and signed by the HR Manager or Supervisor. If you are self-employed, please provide your last 2 years tax returns and P&L statements. When reviewing tax return of self-employed applicant, to determine the income we look at the Adjusted Gross Income for past 2 tax years.
7. Credit History: Landlord will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, in order to verify your credit history. Landlord’s decision to lease the Property to you may be based upon information obtained from this report. If your application is denied based upon information obtained from your credit report, you will be notified. A minimum credit score of 550 and above is required for each applicant.
8. EMPLOYMENT HISTORY: We obtain employment background reports from your employer’s provided your W-2 Employee, Majority of the employer have migrated to 3rd Service Providers in such case we need the 4 recent pay stubs and 3 month of most recent bank statement provided, so that we can match the salary deposit to the bank statement.
9. Pets: A maximum of two (2) pets are permitted. Only Dogs and Cats are considered as Pets. Weight and breed restrictions apply for all of the pets. Aggressive breed dogs, such as, American Pit Bull Terrier, Chihuahua, Chow Chow, Dachshund, Doberman Pinscher, Dalmatian, Jack Russell Terrier, German Shepherd, Rottweiler, Siberian Husky and any such breed mixes are not authorized in our homes. All pets must be less than 40 lbs. Applicants are required to provide current pet records from Vet along with pet picture. Assistance/Emotional Support Animals there is no Pet Deposit/Fee/Rent in our Unit. There is a non-refundable pet fee of $300 for 1st pet, $150 for 2nd per household due at move-in. All pets and emotional/service animals must complete a screening application through https://tirumal.petscreening.com at the same time the renter’s application is completed. Please refer to portal for the cost associated with petscrening.com, Monthly pet fees are $30, $50 or $80 depending on their FIDO Score (Housing-related risk indicator) PetScreener. FIDO score between 0 - 5 paws. A 5-paw score indicates a potentially lower risk while a 1-paw score indicates a potentially higher risk. Pet Rent Guidance: - Score 0-1 is $80, 2-3 is $50, 4-5 is $30.
10. Smoking: Smoking and vaping is not allowed anytime inside the home, garage and on the property including backyards.
11. Renter’s Liability Insurance: If application is approved and lease is executed, all applicants are required to purchase a Renter’s liability insurance policy with minimum of $100,000 per occurrence. A copy of the insurance policy must be provided to the Landlord before move-in date.
12. Failure to Provide Accurate Information in Application: Your failure to provide accurate information in your application or your provision of information that is unverifiable will be considered by the Landlord when making the decision to lease the Property to you.
13. Occupancy: The maximum numbers of residents permitted to dwell shall not exceed two (2) occupants per bedroom. The only exception to occupant limitations is anyone protected as familial status under Federal Fair Housing Guidelines. In this case, we will allow 2 persons per bedroom, plus one additional person in the home.
14. Guarantors: All guarantors must have a verifiable source of income in an amount no less than six (6) times the market rental rate. If a guarantor is needed, they must meet the entire qualifying criteria as presented above. A guarantor may be accepted in lieu for lack of rental history, lack or credit, or lack of income. The guarantor must pay an application processing fee, sign the Guarantor Addendum, and reside in the United States.
15. Landlord pays association fee and property taxes, all utilities are tenant responsibility.
16. HOUSING Vouchers. We do accept housing vouchers in our houses for lease, prior to apply under housing voucher, please check with your case worker in the respective housing authority if the zip code of the property is covered under the housing authority jurisdiction.
