Tenant Selection Criteria

General Requirements:
l. Positive picture lD is required.
2. All applicants, l8 years and over, must complete an application.
3. In the case of multiple residents (i.e. roommates), each person must qualify' for background and income.
(lncomes cannot be combined unless occupants are either married or partners/have linked credit, etc.)
4. Only complete applications are processed. All required documents must be completely filled out and signed.
Missing pages, sections, signatures. initials. or not checking appropriate "boxes", etc. shall render an application "incomplete". Please double check applications before presenting them.
5. Each adult. l8 years and over (including any guarantor if applicable) must include an application fee with the application. Fees must be paid per the directions in the MLS listing. 6. Property shall remain on the market during the approval process.
7. Applicant acknowledges and accepts that QTR represents the owner of the property for which applicant is applying.
Rental Requirements: (ALL the following requirements are at the landlord's direction.)
l. Three verifiable* years of acceptable residence history with a third-party landlord (or mortgage history) is required.
2. Rental history demonstrating residence. but not by a third party, may require an additional security deposit.
3. An employment / self employment / funds availability check will be performed to verify income.
4. A criminal background check will be performed.
5. Home ownership will be verified through tax assessor's office or credit report.
6. The following factors may also be considered in denial of an application or changing the offer terms:
- A previous eviction OR eviction filing OR having been sent a "notice to vacate".
- Writing NSF checks (having insufficient funds.)
- Previous past due rent or any other charges owed and outstanding to a landlord.
- Previous past due utility bills, owed and outstanding. etc.
- Previous property damage.
- Failure to give a proper "Move Out Notice" or any "Breach of Lease".
- Previous or present rude and / or disruptive behavior.
- Making ANY false statements in the application.
Income Requirements:
l. Monthly income (before taxes) must be at least three (3) times the monthly rent. If all other requirements are met. landlord
MAY accept POF (Proof of Funds) in the amount of the entire lease term in lieu of sufficient monthly income.
2. If monthly income does not equal at least three (3) times the monthly rent amount, the last month's rent, or additional
deposit monies may be required in advance.
3. If we are unable to verify income through normal means. the three most current paycheck stubs will be required. lf your
employer uses a 3'd-party verification company (such as "the Work Number") to provide employment or salary information, you will be responsible for any additional charges by that company before verification can be made.
.1. If applicant is unemployed, the application will be denied unless verifiable acceptable funds or income from other sources is provided--and those sources are acceptable to the landlord.
5. Self-employed applicants must provide verifiable* two years tax returns and / or an acceptable P & L statement.
Employment Requirements:
l. Verifiable* employment and/or other income is required.
2. Applicant will be denied if we are unable to verify the income or employment status.
3. Self-employed applicants must produce verifiable* documentation of work history with tax returns or statements.
-1. If applicant does not meet the stated employment criteria but otherwise qualifies. an additional deposit may be required.
Verifiable* means: by independent sources, such as a CPA, etc.
Credit Requirements:
l. Generally. Good Credit is required.
2. Outstanding bad debts being reported on credit reports may result in denial or require additional deposit. monies and/or advance
payment of rent and/or a qualifying guarantor (lF a guarantor is acceptable to the landlord.)
3. Excessive collections may result in denial.
4. Outstanding debt to landlord(s). property managers. utility companies. etc. may result in denial.
5. Non-discharged bankruptcy will result in denial.
6. After discharged bankruptcy. applicant must show six (6) months of positive established credit.
7. If credit "scoring" is used (when required by LL) generally a credit score equal to or above 600 is required.
Applicants with Criminal Backgrounds may be considered by landlords on an individual basis.
Please check with listing agent to see if individual landlord(s) have requirements re. applicants who:
l. Have had any felony offense within the last ten (10) years. (some landlords may exclude felons for lifetime.)
2. Have had a criminal conviction and been out of jail/prison less than five (5) years.
3. Was ever convicted of a criminal offense that was of a physical or violent nature against a person or property.
.1. ls a multiple offender.
5. Is a sex offender
Pets:
Dogs (Cats may be acceptable to landlord, on a case by case basis.) (Exceptions can be made for "special needs" dogs.)
l Dogs must be at least I year old. and weigh 40 pounds or less.
Larger, WELL-BEHAVED dogs of RESPONSIBLE tenants mav be considered. A larger deposit may be required.
2. No puppies are allowed, at any time.
3. A non-refundable fee for the pet MAY be charged to process the application and prepare the forms.
,{. A refundable pet deposit will be charged for each animal.
5. The rent may be increased per month for each pet.
6. The following breeds will not be accepted in the property: Doberman, Chow, Pit Bull, Rottweiler.
Other large Breeds may be rejected.
7. QTR may require breed and weight information from a veterinarian.
