To streamline the listing and lease application process, we’ve outlined a comprehensive, step-by-step guide designed to take you from the initial listing agreement to closing the file. Each step includes specific actions and instructions to ensure a smooth experience for you, the landlord, and prospective tenants. 

This guide will walk you through signing the Listing Agreement, setting up MLS input, scheduling photos, processing applications, and handling move-in funds. Please follow each step carefully to ensure accuracy, compliance, and efficient handling of each stage of your listing journey.

Step 1: Listing Agreement Follow the provided link to complete the Listing Agreement request. We will draft the agreement, send it to you for review, and, upon confirmation, forward it for signatures. Click Here
Step 2: MLS Input and Photos We will begin the MLS input under your MLS ID, saving the listing as “Incomplete.” Please remember to keep your MLS ID and password confidential.•Austin Realtors: Activate this feature by watching the provided ABOR YouTube tutorial (Agent MLS ID ABOR8813).

•Houston Realtors: This feature will be activated by your office manager.

•Dallas Realtors: Updates will follow.

•San Antonio Realtors: Updates will follow.

Additionally, we will schedule a photo shoot (if applicable), allowing 48 hours for proper scheduling. Once the edited photos are ready, they will be uploaded to the listing, and you and the landlord will receive copies for your records.

Step 3: Activating the Listing on the MLS After reviewing the MLS input for accuracy, you are responsible for activating the listing. Ensure the yard sign and lockbox are already installed prior to activation.
Step 4: Processing Lease Applications Once the listing is active on the MLS and integrated into Go4Rent, we will add the landlord to the listing so they can receive notifications and view applications. We will process only those applications that meet the landlord’s criteria outlined in the Listing Agreement.
Step 5: Approving Applicants It is the responsibility of the Realtor and/or landlord to approve applicants. Once approved, please complete the Lease Request form so we can draft the lease according to the agreed terms. The Lease Agreement and any Addendums will be sent to you for review. After your confirmation, the documents will be sent for signatures. Once signed, all parties will receive copies.
Step 6: Move-In Funds Both the landlord and tenant will link their bank accounts to Go4Rent to facilitate the payment of move-in funds and the first month’s rent. Deposits are paid directly to the landlord through Go4Rent, with the first full month of rent collected. Any proration will be applied in the second month.
Step 7: MLS Status Update Once the security deposit is collected and the Lease Agreement is accepted, we will update the MLS status to “Pending.” After all move-in funds are paid, we will change the status to “Closed/Leased/Sold/Rented.”
Step 8: Commission Disbursement For faster commission processing, we recommend Go4Rent collects the first month’s rent. Required lease documents will be sent to Compass along with a CDA Request. Compass will then issue a commission disbursement. Please ensure your bank account is linked to your Go4Rent Realtor account to enable ACH transfer of your commission.
Step 9: Closing the File Go4Rent has concluded its process. Please ensure all Compass Compliance tasks are finalized. Retrieve your lockbox and yard sign, and arrange a time to hand over the keys to the new tenants. Note that, per Texas Property Code, the home must be rekeyed within seven days of tenant occupancy.
