For Texas homes, we use the state specific lease application, lease agreement, and pet agreement. It’s the same form Realtors use. All other states will use the generic lease application.

When a criminal or eviction background check is requested, all searches are performed doing a name based search using the applicant’s last name and first few characters of the applicant’s first name.  If your applicant has a common name like James Brown or John Anderson, you will receive “false hits”.  Sometimes the assailant’s middle name or middle initial is provided. You can also use this information to determine if the “false hit” belongs to your applicant.  If your applicant’s name is John R. Anderson but the “false hit” says John Thomas Anderson, you can make the determination that these are not the same individuals.  To eliminate your applicant from these “false hits”, you can contact your Realtor Relations Manager or do the following:

Criminal background “false hits”

When a person is arrested for a crime, the booking officer never asks for the assailant’s social security number.  What the booking officer does record are physical characteristics like height, weight, hair color, eye color, skin color, nationality, and identifying marks (tattoos, birthmarks, etc.).  Compare the information provided in the background check with known information about your applicant.  If the assailant’s height is 6’4 and your applicant is 5’8, you can safely eliminate your applicant from that criminal infraction.  In some cases, a photo copy of the assailant is provided via a URL within the report.  You may also use that photo to eliminate your applicant.  

Eviction background “false hits”

The eviction search is also done by name only.  To eliminate your applicant from all the hits in the eviction database, you want to confirm the names are identical.  In addition, most of the reports we provide will list all of the applicant’s previous addresses.  If any of these addresses appear in the eviction section of the report, then the eviction belongs to your applicant.

The credit, criminal, and eviction reports are instant.  As soon as you click the Screen Now button, the background check is ordered and the Background Check Results button will appear within a few seconds.

The verifications of employment and rental history may take 2-3 business days to complete as we must call the employer and the current landlord in order to obtain the verifications.

When an applicant completes an application and pays the application fee, you will receive an email notification of a new application to the email address associated with your Go4Rent account.

The applicant will still be able to complete and submit their application.  They can go back into their account later and upload the documents for your review.

Realtors can give the landlord access to the application an supporting documents.

Absolutely. From the Listings tab, under Deliver Application To button select either Both or Landlord Only.  With either option, the landlord has the ability to accept the application, view the background check, and render a leasing decision.

Applicants are not charged an application fee until you click the Screen Now button on your Applications tab.

You can view the lease application and supporting documents prior to clicking the Screen Now button.  Once you click the Screen Now button, the instant background check is ordered  thus making the application fee non-refundable.  Clicking the Screen Now button also sends an email the application informing them of your progress with their application.

  1. List your home (Houston, Dallas, Austin and San Antonio Realtors, skip to #21.  Your listings are automatically pulled from the MLS every 10 minutes)
  2. While logged into your Account, go to the Listings tab. Select the Texas Lease Application
    1. Background Check Type: Full Check, Rapid Check, etc.
    2. Deliver Application To:
      1. Listing Realtor Only -landlord will not have access
      2. Landlord Only -landlord will be able to log in, view the application with supporting documents, and order the background check. Enter the landlord’s email address.
      3. Both-either the Realtor or the landlord can order the background check. Both will be able to view the application and supporting documents. Enter the landlord’s email address.
    3. Listing Title
      1. The property’s address

      1. Automatically populated
    5. Lease Amount – your lease amount
    6. Security Deposit- your security deposit

When an applicant applies for your rental you will receive an email and text notification of a new application. You can view the application and supporting documents prior to ordering the background checks. If the application meets your criteria, accept the payment and view the background check. You can Approve or Reject the application once you have ordered the background checks.

The first choice is the Texas Association of Realtors lease application and the other option is a generic lease application similar to the Texas application. You can select which application you would like your applicants to use by visiting the Listings tab.
